As a vital member of our People & Places Solutions team, you’ll have the chance to support our client Amtrak and their ADA Stations Program (ADASP) through the US where we’ll depend upon your expertise, intuition, and leadership. The Senior Real Estate Manager will provide direct support to Amtrak’s Senior

Director of Real Estate Development. Amtrak Real Estate is supporting the ADA Stations Program with the execution of activities at over 380 Amtrak served stations across the national rail network.

As a Senior Real Estate Manager, you’ll act as Amtrak’s first line of contact for real estate transactions, including negotiation, proposing business terms, and working to achieve the acquisition and disposition of real property and real estate rights to support Amtrak’s operating requirements.

We’ll look to you to provide real estate management and expert advisory services (including but not limited to property valuation and negotiations) to the Law, Engineering, and Operating Departments for the purposes of program support, litigation, determining ownership obligations, and obtaining necessary access rights to maintain or expand railroad operations.

You’ll manage and enforce real property agreements including lease administration/enforcement, real estate documentation/title research, negotiating settlements, and resolving property right disputes in order to protect Amtrak’s property rights and interests and ensure the most efficient and cost-effective use of real property.

Additional responsibilities for this role will include:

• Assist in the preparation of annual budgets for lease payments, review invoices, conduct CAM and other lease related expense reconciliations, and assist in payment processing, as required.

• Collaborate with Planning, Engineering, and Operations to satisfy real estate requirements through site selection activities.

• Provide assistance to and work jointly with the Law Department in drafting legal documents and contract terms for real estate transactions.

• Interface with other Amtrak departments, state and local government agencies, and other organizations to resolve tax issues, code violations, claims cases, police and security matters, environmental issues, and rights and responsibilities related to Amtrak controlled real estate.

• Provides efficient and timely analysis of real estate acquisitions and dispositions to support operating and capital requirements.

• Participates in negotiations between Amtrak and private owners/developers, state and local government agencies, and freight and commuter railroads which involve the development, redevelopment, or improvement of Amtrak or other rail-related properties.

• Provides mentorship to other real estate managers and interns.

• Assists in business process improvement and with reviewing policy and process documentation for improving efficiencies.

• Supports Senior Director of Real Estate with specific project and strategic initiatives

• Bachelor’s Degree in Real Estate, Business Administration, or other related field or the equivalent combination of education and training/experience.

• Substantial direct experience with passenger and freight rail operations as well as transportation industry real estate experience

• Demonstrated experience negotiating and managing real estate transactions involving acquisitions, dispositions, leases, and easements.

• Extensive experience managing and marketing real estate properties and commercial development projects to include, the disposition (sale and lease) of surplus property; negotiation and administration of lease and purchase/sale contracts; zoning; site plans; and titles and entitlements.

• Demonstrated knowledge of real estate valuation and appraisal methods.

• Excellent and professional communication, collaboration, and interpersonal skills sufficient to work in multi-disciplined groups to achieve desired results.

• Ability to work under tight time constraints, pressure, and multiple priorities.

• Strong skills in managing multiple projects, organization, cross-functional and internal collaboration, time management, project management, teamwork, professionalism, communications, adaptability, decision-making, strong customer focus, results orientation, and the ability to meet priorities and deadlines.

• Knowledge of procedures and federal, state, and local laws, rules, and regulations governing real estate practices.

• Ability to understand and interpret legal documents, laws and regulations, contracts, appraisals, land surveys, title reports, complex engineering, architectural, development and land plans, and railroad maps and plans, and related documents.

• Proficiency with Microsoft Office Suite (i.e. Word, PowerPoint, Excel, Access).

• Experience with asset management systems (i.e. Maximo) and data collection and validation.

• Experience with Google Earth Pro and Adobe Pro.

• Ability to travel up to 25% of the time
